I think my advice was that if it doesn't sound like a bear is stomping around overhead, the raccoon is not there and you don't need to take it out. My motto: You don't need to deal with a problem that might crawl over to someone else's attic. That said, telling the landlord to patch the holes is a good idea for all involved.
