Which makes sense given that it is an opt out not an opt in. |

				Mortgages

So, if I have good credit, what % do I need to put down to get a good rate for a home?
FWIW, let's assume 20% is a stretch. Let's also assume that I'm looking above the $417,000* conforming loan rate. Do banks even let people piggyback anymore?

				Laphroiag is a gateway drug.

Laphroiag in an upscale bar in the Theater District leads to PBRs and tequila in Hell's Kitchen. I feel like the carpet in my hotel room. Goddamn it, Shifter.

Nothing like Laphroig. I have a recipe for hot chocolate that depends on Laphroig's smokey charm (Melt a couple squares of baker's chocolate and add a shot of cream, a shot of espresso and sufficient sugar to thicken the whole thing to a sort of molten fudge; just before serving stir in a shot of laphroig). It is the ideal antidote to a laphroig and tequila hangover.

What the PBR is doing in there I don't know. |

At least you don't feel like Vadim's fine, multicultural salmon colored couch.

 | If you have good credit there is money to be had at less than 20% down and with piggybacking. At least in my market.
