It was part of Hank's continuing efforts to rehabilitate McSurley and McNasty, but introducing them in other contexts.

Auburn Hills, not detroit. It is fair to say that Tulsa does not have an equivalent to Oakland County.

If the former, why go cheap?

If the latter, what about offering a credit to buyer of $10000 (or something) for kitchen renovations. You save and they get what they want, and it's built into their mortgage.

Could be for rent.

And IKEA isn't necessarily known as bad quality or bad design. IKEA kitchens are featured in Dwell, Met Home and other design rags all the time. Sure, it's no Poliform, but it's certainly not crap.

I should have a budget, but don't. We need new cabinets, counter, sink and stove. But it's a small kitchen.

That seems like a good way to sell a house to economists, but you never get a first chance to make a first impression, and the first impression you'd make is, buy this house and you get to deal with kitchen contractors! Woo hoo!

Here is what we did for $28k for a small kitchen:
  • New Kraftmaid cabinets from Home Depot (okay cabinets, but not great - they did have the sliding/quiet sliding shelves);
  • New granite countertops;
  • Added an island with plumbing;
  • All new stainless steel appliances (not high end);
  • Refinished hardwood floors;
  • Had a built-in shelving unit and a pantry installed;
  • New sink/faucet for regular sink and island sink
