housing prices (well, to buy) keep going up

So says the Chronicle:

Quote:

As the debate simmers over whether the housing market is likely to slump, the median price for a Bay Area home reached a record $419,000 in March, according to a real estate information firm.

The previous high -- $417,000 -- came last summer.

* * * * *

DataQuick researcher John Karevoll said the market is relatively stable, and he sees no signs of a crash. "When you see home prices going up 25 percent, like we had in 1999 and 2000, that's not sustainable, but 10 percent we can live with for some time," Karevoll said, referring to the year-over-year increase in the Bay Area median.
Bless you, Mr. Karevoll. No more crashes here, please.

Ain't gonna be no 10% any time soon. Average household income isn't rising 10% annually, front-end ratios aren't going to rise by 10% of current levels annually, and interest rates sure-as-shit aren't going to be falling by 10% of the current level, like, ever.

The bump from last year is due to the interest rate drop, period. Does this analyst idiot think that rates are going to stay sub-6 forever? I smell a return to last year's prices when the 30-year jumbo rate hits 7 again.

[Note: This opinion may not be read by anyone attempting to buy my house, or any comparable house in my neighborhood.]

I read just yesterday that rents in the City are down 9% and still declining.

Buy up/Rent down. Go figger.

Been that way for awhile -- very difficult to understand why (for me at least, tho' I'm kinda slow).

If I had any guts, or less inertia, I'd sell my home and rent for awhile until housing prices tumble back to reality. Hell, the place next door to me, with an identical floor plan, has been on the rental market for nearly a year now.

Yes, but remember that anecdotal experiences do not trends make. There, I hear that incessant french horn playing from the neighbors has deterred potential tenants.

How much they renting it for? I could use another home office. :-)

I think the buying market may be slowing a bit, perhaps not in prices, but definitely in time on the market. Used to be you'd have your house put up for sale, and 3 days later it would be sold for over list. A few months ago, you might have to wait 2-3 weeks, but it would sell for over list. [warning - ANECDOTAL EVIDENCE COMING] But there are at least 4 homes in my neighborhood that adorable (I love open houses), seem to be priced right for the market, and they've been up for over a month, and in one case, 3 1/2 months. I haven't talked with the relevant owners or realtors, though, to know why this is the case.

Sorry Ty, I meant to put it in this thread, but obviously I didn't. Still getting used to this new board.

It does seem as if "both" boards have died. There is little conversation on either one. Maybe there is just nothing to talk about.

I'm bored. Busy, yet bored. I need a distraction, so let's play a game:

If you were casting a movie based on these boards and the personality of the socks that inhabit it, who would you cast for whom, and why?

I didn't say it was a particularly fun game....

Fine, I'll start with the SF/SV posters:

Leagl: played by a scrappy, yet vulnerable Meg Ryan
Tyrone_Slothrop: Al Pacino
c2ed: Sandra Bullock, fiesty
Sidd Finch: Ed Norton
Atticus Grinch: Martin Sheen
SlaveNoMore: Vin Diesel
Seven of Nine: Jeri Ryan
AngryMulletMan: Janeane garafalo
Threads: Julianne Moore
Klaatu B. Nikto: Gort
sgtclub: David Duchovny
Gattigap: John Cusack, before he got all serious
sgtclub: Charles Heston
I like Pooh: James Brown
Flinty_McFlint: Frankie Muniz

I see Kevin Spacey playing Atticus. And Wilford Brimley as Sidd, dispensing avuncular wisdom. Deuced might be a cross between Nicole Kidman and Janeane Garofolo, which is another way of saying, um, dunno.

Sidd will always be Gabriel Byrne in my mind. sigh.... And John Cusack plays Tyrone.

Slave = Colin Ferrell

I agree that Deuced should be played by Nicole Kidman, in a librarian chic kind of way.

Flinty should be played by Jack Black!

Many things are best left to the imagination. I get all weirded out when I think I know a client from talking on the phone and exchanging email, and then when we finally meet in person, the picture is totally wrong.

At an old firm, a receptionist was in love with one client because of suave French accent, and I didn't have the heart to tell her how short and fat he was.

That's what's great about this board. I get to have my cybercrushes and people get to think I look like Janeane Garofolo.

So here's another question: if (pick any two) posters from this board were to meet IRL, who would be more disappointed?

But we may meet IRL all the time - those tedious SVIPLA meetings, over a conference table, under a bar . . . Although no one (yet) that looks like Wesley Snipes!

A client that knows what I look like told I reminded her of Patricia Richardson - the mom on the TV show "Home Improvement". Not the glamorous image I like to have of myself, but it could be much worse.

Hey, I think you're versatile: sometimes serious, sometimes funny, sometimes scary, always entertaining. Ed Norton is the thinking person's actor. At least for me.

I'm not sure about the Wesley Snipes thing though. Would you settle for Steven Seagal?

Ok, sorry for the spamming. Last post for now:

I could only be so lucky as to be played by Jack Black. I'm probably more like his sickly accountant though. And BTW, I've always loved Garafalo and her attitude.

At least this exercise is making my day go faster.

My choice of actors is so dead-on physically, it's outable for poor Sidd, so I won't name him. It's therefore hard for me to come up with an actor just based on his posting persona. But I'll try. Christian Slater.

Too much attention to the protagonists.

Who plays Tower?

Who plays the composite character? (Fredd Chuang; the 30-something rags-to-riches-to-rags CEO of ePhizzle who goes psycho on the now laid-off GA who caved on Chuang's lockup term back in '99)

Besides, no way can Bullock pull off c2ed. Gotta have someone who seems convincingly witty. How about Helena Bonham Carter?
