well it needs to be a city that can be torn down to build the communities. But there is a part of Memphis that was poor and is now the area where the bars/restaurant that would attract the adders of Memphis. To live there might be sketchy, or at least people think it sketchy so there are several gated communities. I know some people like land, but some don't care.

I've recently been here, here, here (and it pained me to be in the suburbs), here, here (although not really my sort of place, it's got a nice roof bar above a theater), and go here and here regularly.

I knew that was bullshit. I was just letting Adder hang himself. But I also call bullshit on the "designed for commuters" from the article. It seems to me it was first designed for tourists. The original stops were very much non-residential. Green line was by far the most needed commuter line and it came last.

. Georgetown is west and north of Foggy Bottom. Rosslyn is west and south. It might make sense to put a station at the Watergate, if it weren't a couple of blocks from the Foggy Bottom station, but you wouldn't tell anyone that the Watergate is in Georgetown.

First designed for tourists, because they had to get Congress to appropriate the funds, but designed for commuters from VA and MD rather to get people around within DC.

If anyone is pondering, and you know DC, far and away my favorite place there was the Saloon.

So, basically, no. Few women at all.

Although a friend and I did stop by a nearby wine bar from time to time after figuring out that it was packed with women, so I guess that's closer to your image.

I am very, very familiar with those kind of Georgetown residents, and can tell you stories, but -- but -- it is a myth that they got Metro to change its plans.

Leaving aside that I see both as quite appealing cities, why are SF and Boston immune? NY has finance, and DC has government, and neither of those things is going away.

I'm optimistic about high tech and med tech, but I don't see either as unquestionably enduring or necessarily marking SF and Boston as particularly unique. Should Seattle be on your safe list too? NC Research Triangle? Dallas? Houston? Chicago?

In fact, as I think about it, your hypothesis really only makes sense for the former industrial cities of the NE that have been going through this cycle for at least 50 years. And Philly still has Big Pharma.

Yes, YouPorn and its ilk have eviscerated the porn industry, but the high end stuff won't go away completely. After all, not everything can be shot in Sebby's basement.

In general, across the country, I think urban residential real estate will outperform suburban residential real estate over the next five, ten or fifteen years. I've seen it over the last five years in the market I know best -- the farther out you go, the more prices took a hit between 2005 and 2010, but if you bought in 2005 in the city you were still ahead in 2010. The farther out you are, the more you are "taxed" by congestion and higher fuel prices, and those things are only going to get worse.

I don't think it's just congestion and higher fuel prices. Urban real estate has a scarcity advantage as well, especially in places like DC, where there are big hurdles to adding capacity.

It doesn't take much beyond a farmer willing to sell to get a new exurb development going.

In fact, I was thinking of picking up some property in Detroit. That market has to have hit bottom, right???

Because you increasingly have to drive on congested roads to get to your job, school, shopping, etc. We're not improving the transportation infrastructure.

I'm not saying there's more congestion in the suburbs than the cities. But it's getting worse faster there than in the cities.

Yes, but I am actually in the office about 2-3 days a week right now, and can cut that back even more. (I'm also still in the near burbs, but that story is longgggg and I'm hoping the solution not too far out).
