Amazing.
Also, I do not think DC is expensive as you think.

I'll be there this weekend and let you know how much lighter my wallet is for the trip (removing travel expenses, of course).

Actually, the leverage adjustment primarily has to do with my decisions about financing.

Yes. Cheaper too, but not that much cheaper.

Should have proposed it as three bills and put the cut for over $500k to vote first, then for over $250k, then for under $250k. Could have tied the "D" issues to either of the first two pieces. Just get everyone actually on record where they stand on the individual pieces--oh, you say no one likes that because it makes it harder for everyone to get re-elected?--yeah, because that, and not the good of the country, is priorities 1, 2 and 3 on Capitol Hill.
Illinois passed the civil union bill *ONLY* because enough D members of the State House weren't re-elected--they wouldn't have had the courage to vote their conscience if they might have to defend the vote TWO YEARS from now. Feckless, spineless, self-interested fucks.

You mean you put more $$ down? Because lower rate =/= less gearing.
Also, what did that have to do with the 10% off on each side of your exchange? Which is where I got the idea from.

Actually, for the moment anyway, I paid cash. Already had two mortgages on the old place, and was technically unemployed at the time of purchase, and had the luxury of having the cash.
Once the DC sale happens, I plan to change that.

Nothing. I didn't mean to imply anything. Two separate thoughts.

My sister and her husband are pros in that arena. I fear going out with them. Thankfully, Sat night is a birthday party for a friend, so aside from the cost of a bottle of Johnny Green* to lubricate ourselves beforehand, that evening is covered.
*I have yet to enjoy this in a condition in which I can truly, accurately claim to have appreciated the flavor.

Green sucks. seriously. get a good single or go with black (or gold/blue if "splurging is in order) but never ever buy green.

I'm tired of Black and Gold and Blue's too much. Green's the member of the family I don't know well. I feel like I owe it a roll in the hay. (Not that my family rolls in the hay with one another... just that that I've such severely damaged short term memory I can't manage to keep a metaphor straight.)

Then, at the moment, your gearing is much higher, having dumped your liquidity. Also, are you *certain* you can get a cashout (re-)fi? Underwriting is a lot tougher, esp. for condos--if you aren't totally approved already, there's a meaningful risk you won't get a conforming loan.

Born To Run hypothesizes that our ability to distance run was the evolutionary advantage that pushed us past the Neanderthal. The clearest proof that evolution has been removed as an equalizer can be seen if you look at a distance road race. One goes right by my house- the strides are 50% terrible, like these people would not survive, or should not survive, if running was still a survival requirement, and for that matter that was 50
5 of those that run. Imagine what percentage of people run in races, and assume the rest are also bad runners. sheeesh.
