I'm also looking to refi (and maybe also looking to buy a little shack at the beach). How low do we expect rates to go? Anybody have insight into when rates will bottom out?

Oh, that's easy. Rates will bottom out at the inverse of whenever I am next looking to refinance.

You are the first person I've heard who didn't like it. It's one of my favorites. There are specific tracks I don't like as much as others, but those are usually ones where I'm lukewarm on the corresponding Handel piece as well. I think there is only one where I like the Handel but not the Soulful version.

Tell me you at least liked the tracks "For Unto Us a Child is Born," "But Who May Abide The Day of His Coming/For He Is Like A Refiner's Fire**" and "Hallelujah"

The notion of conforming loans is quaint to me. Ah, how provincial!

Conforming limits are higher in certain high cost MSAs, at least until December 31, 2008 (haven't followed the legislation so maybe it will be extended, but the higher limits are supposed to sunset). IIRC, the DC-metro limit is $729,750.

$729,750? How quaint. What am I, a farmer?

I'm afraid none of it did anything for me, though I can't now remember particular tracks.

They are higher in those areas, but the limit will be lower in 2009 -- just $625,500. Not enough even to cover Flinty's third home.

Home? Third home? I live in a ratty cardboard box near that van down by the river. That van guy, man he has it good.

I'm over here laying flooring at dtb's place, and she said you could sleep in the stables. She'll even send you out the left-overs after dinner if you do some work around the place.
